As a general rule it's 45-60 days from when we submit your loan package to a lender. In certain cases less time will be required such as when a private or hard money lender is used. Business loans can also take less time as an appraisal is generally not needed.
Depending on your particular deal and the lender's requirements you will need:
- 2-3 years of Business and Personal tax returns.
- Credit report
- Personal Financial Statement
- Rent Roll
- Pictures of Property
- P+L Statements
- DSCR- Debt Service Coverage Ratio. Should be at least 1.20-1.50 depending on property type.
- LTV- Loan to Value. Maximum of 60%-80% depending on property type.
- Credit- Minimum Fico score of 660 for a conventional commercial transaction.
- Other contributing factors can be assets, experience, type of business.
